Whether you are acting for a seller or a Buyer, clicktopurchase® makes your job easy.

Selling
When your client is wishing to offer a property for sale using clicktopurchase®, your client’s agent and the seller is able to react to the market and use the platform to close a sale by exchanging contracts immediately online by clicktopurchase® (private treaty) or “best offers” at any point during the sale.

The contract of sale and legal package
Completion of the legal package will enable your client and their agent to exchange online with verified Bidders should an acceptable clicktopurchase® offer to treat be submitted, as well as run binding clicktopurchase® “best offers”.

The agent is able to provide administration access for a seller’s solicitor to execute the exchanges online. Contact the agent should you require such access.

Contract Suite
As a seller’s solicitor, you will need to complete the contract suite by completing the Special Conditions of Sale.

Please refer to these documents when you supply the completed Special Conditions of Sale.

Legal Package
When you provide the documentation, we recommend that you supply as “PDFs” numbered and labelled in accordance with your Document Index.

The faster you can supply the complete package, the faster a property can be offered with clicktopurchase®. Therefore, we recommend you apply for searches and collate the appropriate information as quickly as possible. We advise that premium search provider services are used.

We provide an ability for the seller’s solicitor to upload the legal documentation directly. Should you wish to have this ability, the selling agent can provide access by sending you an appropriate confidential link generated by the platform.

clicktopurchase® is not responsible for completion of the legal package. We recommend that you, as the seller’s solicitor, confirm to the selling agent and vendor that you are happy with the legal package before clicktopurchase® is activated for a property.

We recommend that you advise the selling agent of any legal issues which could be of relevance during the sale of the property.

Client Account Information
You will need to supply the selling agent with your client account information for entry into the clicktopurchase® system. This information is automatically sent to a successful buyer and their UK solicitor but is not made public:

  • Account name: XXXX

Formation of a contract of sale
If a clicktopurchase® offer is accepted by the agent on behalf of the seller, an instant online contract exchange occurs. You will receive email notification automatically along with a copy of the Memorandum of Sale.

The Buyer and their UK solicitor will receive an email advising where the contract deposit is to be sent.

Contract Amendments
Contract amendments, if required and agreed, can be fast and easy by either amendments to the Special Conditions of Sale, or by way of an Addendum of Sale. Typically, clicktopurchase® sales do not require any contract amendments.

Buying
If you are advising a prospective purchaser, you will be able to view and download the legal package relating to the property in question. You will be able to contact the seller’s solicitor if you have any queries.

Verification Process
You will also be required to complete a Money Laundering Certificate to confirm the identity of your purchasing client. You will receive an email notification when the bidder completes the online verification form relating to the property in question.

Should the seller or agent require, the verification email may also attach a further specific form seeking additional information as part of the verification process in meeting the obligations of The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017.

You must now abide by the terms of the contract and send the Deposit.
